The emerging Ashfield Local Plan proposes a housing allocation for the site. We are seeking your views on the proposals as designs start to take shape.

The Site

The site is about 13 hectares in size and comprises several fields, bound by existing hedgerows and mature trees.

Located on the edge of Huthwaite, the site is close to Sutton-in-Ashfield. To the north there are agricultural fields and allotment gardens as the land rises to Chesterfield Road. To the east is a woodland and agricultural fields, and beyond that, Huthwaite town centre. To the west of the site are agricultural fields and beyond that, approximately 800m away, is the M1 motorway. To the south, across Blackwell Road, is the Nunn Brook Business Park.

A public footpath runs to the north of the site, from the adjacent woodland to the fields westwards. The land itself is relatively flat in the southern portion adjacent to Blackwell Road before it then rises to Chesterfield Road. The site is in Flood Zone 1 which is the lowest annual probability of river flooding.

Our Proposals

The proposal is for approximately 230 new homes with a range of 1 to 5 bedrooms.

There will be two vehicle access points alongside good pedestrian and cycle access along Blackwell Road. The layout will make it easy to walk and cycle through the site towards Huthwaite town centre. New footpath links will be made to the public right of way along the northern boundary of the site, with improved links to Chesterfield Road.

Each home will have a private garden, with car parking provided on-plot to avoid the over-dominance of vehicles within the street scene. Cycle parking will also be provided.

Existing hedgerows and mature trees located along the site boundary and within the site will be retained wherever feasible, with some removal required for development. The approach will ensure the preservation of ecological value and visual character.

New tree planting will be introduced along the primary routes and through the site to reinforce green corridors, improve biodiversity, and enhance the overall aesthetic of the development.

A central open space with a new play area is proposed alongside generous green spaces throughout the site including biodiversity improvements.

To effectively manage surface water runoff and reduce flood risk, SuDs attenuation ponds are proposed near Blackwell Lane.

These features will help regulate water flow during periods of heavy rainfall, supporting sustainable drainage principles and ensure there would not be any increase in flooding.
